Site Development

Private, commercial, institutional and industrial developers, along with proposed residential subdivision planners, utilize Allgeier Martin's experience and expertise for completion of a multitude of site development tasks. Our in-house survey department is capable of providing property, boundary, topographical and ALTA surveys utilizing the latest GPS techniques and equipment. Allgeier Martin maintains staff with experience to guide our clients through governing agency review processes including rezoning, replatting or other necessary pre-development permitting requirements. From initial communication with the client and coordination with regulatory agencies, Allgeier Martin is able to plan and design infrastructure for potential sites including grading, streets, driveways, utilities, stormwater and erosion control, water quality features, and ancillary facilities to accommodate the project.

Our past experience covers a wide range of developments including shopping malls, industrial parks, and educational facilities encompassing substantial tracts of land to smaller sites receiving restaurants, commercial and hospitality establishments, trucking and institutional facilities, industrial park sites and utility and material-handling enterprises. Our engineers and surveyors are experienced in communicating with the client throughout the entire process so that every facet of the proposed project receives the appropriate attention from the planning and permitting stage to completion.

Project Experience

  • Joplin High School Campus | Joplin, MO

    Allgeier Martin provided the site civil engineering services for the redevelopment of the Joplin High School campus. The old campus was destroyed by the EF5 tornado on May 22, 2011 that devastated the city of Joplin. Due to the location of the existing structure within a FEMA regulated floodplain, it was determined that the new facility should be relocated elsewhere within site. Planning and design of the new 66 acre high school campus began in January 2012. The new high school education facility is approximately 475,000 square feet and includes athletic facilities for football, soccer, baseball, softball, track, tennis, and includes separate practice facilities for many of these venues. Surfacing for the athletic facilities has been comprised of both synthetic and natural surfacing as well as post-tension concrete for the tennis courts.

    During the process of redevelopment, the school district purchased additional properties surrounding the existing high school campus. Due to this site expansion, Allgeier Martin assisted the district in vacation of roadways, utilities, and easements within newly acquired properties surrounding the campus. We also assisted the district in conducting public informational meetings.

    Allgeier Martin’s scope of work for design of the campus included city coordination, preparation of an environmental assessment in accordance with NEPA requirements, FEMA floodplain coordination, traffic analysis for the area surrounding the site, preparation of an existing site hydraulic/hydrologic/geotechnical analysis, and boundary and topographic surveying. In addition, we provided typical site civil engineering services for the project – site plan layout and design, overall site stormwater management, development of mass excavation and site grading plans, abandonment and relocation of existing sanitary sewer and water mains, site storm water layout and design, site water quality design, roadway design, and assistance with obtaining required land disturbance permits. Water quality features for the site included bio-retention areas, water quality basins and rain water harvesting facilities.

  • Sports Complex | Girard, KS

    Girard, KS Sports Complex

    Girard, Kansas is a growing community located approximately 10-miles northwest of Pittsburg, Kansas. The city has a sports complex located in the center of town. The old sports complex contained two tennis courts and two basketball courts situated on an asphaltic surface, as well as wooden benches and one swing. Lighting was located within the court area. The complex was over twenty years old and had a deteriorating asphalt surface and aging equipment. Allgeier Martin was retained by the city to plan and design improvements to the sports complex. Through detailed evaluation of the complex, Allgeier Martin recommended an approach to upgrade the sports complex within the city’s budget. Our preliminary engineering services included:

    • Planning and Layout of the proposed Sports Complex
    • Formulation of cost estimates
    • Worked closely with City Administrator to meet the needs of the City
    • Preparation of Preliminary Report summarizing the proposed improvements

    The improvements recommended were constructed and included:

    • Sports lighting with aggregate poles outside of court area with user friendly controls
    • Concrete and asphaltic surface utilizing the existing asphaltic surface as a sub-base
    • Skate Park
    • One full and two half basketball courts
    • One tennis court
    • Parking lot
    • Shade structures
    • PVC coated chainlink fence
    • Repairs and application of stone veneer to existing concrete retaining wall
    • ADA accessible ramps
    • Assisted City in preparing a future plan for a bathroom, pavilion, and playground
    • Irrigation System

    Allgeier, Martin and Associates, Inc. provided the design phase services and the construction engineering and inspection services for the work. The city funded total the total project.

  • Homewood Suites | Joplin, MO

     Homewood Suites – Joplin, MO

    Allgeier Martin provided site development including stormwater management and detention facility design, boundary and topographic surveys, utility relocation and extensions, grading plans, easement preparation, construction oversight and coordination with the City of Joplin regarding permitting and zoning.

  • Eagle Picher | Joplin, MO

    Allgeier Martin was retained by Eagle Picher for topographic site work, construction staking, easement acquisitions for utility locations, earthwork, parking, and drives, in the Crossroads Industrial Park in Joplin, MO.

  • Turbo Supply Inc. (Temporarily Joplin R-VIII South Middle School) | Joplin, MO

     Turbo Supply

    The scope of the project consisted of all the necessary earthwork, compaction, paving and surfacing, electrical, permitting, bollard fencing, storm sewer piping, final site grading and all other miscellaneous appurtenances required to complete the proposed Joplin Schools, South Middle School Entrance Road and Parking areas project.

  • Leffen Autism Center | Joplin, MO

    Leffen Autism Center

    Provided engineering services to prepare site plans showing proposed utilities, site grading, staking plan, proposed improvements, setbacks, storm water improvements, storm water pollution prevention plans, land disturbance permit application, stormwater quality analysis, coordination with Missouri American Water, and coordination with the City of Joplin relative to lead testing of site. Construction administration services were also included.
